  • EML Realty Partners’s current portfolio currently consists of:
    • Over $400 million of assets under ownership concentrated in South Florida with other holdings in Maryland
    • Over 100 national, regional, and local tenants including Sherwin Williams, Marsh & McLennan, PODS Storage, UPS, etc.
    • Over 2 million square feet of properties owned

EML Realty Partners focuses on cash flow assets

  • Flexibility with the exit: after the value has been added to new aquisitions, EML Realty Partners will have the ability to refinance or sell well located real estate and returning all (or a portion) of the initial invested equity
  • Lease structure: all leases will be converted to a true Net Net Net (NNN) lease structure (if not already) to create predictable monthly cash flows and relieve the Landlord from all major capital expenditures including operating expenses

Landlord's Responsibility - NNN Lease


  • Oversee property manager
  • Annual (CAM) reconciliations
